Organize Tenants
You can keep simple or detailed records about each tenant. Some things you can manage include:

• Personal Information - Co-Tenant Information move in and move out dates and much, much more.
• Security Deposits - Keep detailed transaction history of security deposits, including deposit amounts, charges for damages. Total amount of money held for the tenant.
• Tenants - Keep a list of Tenants, Co-Tenants and record details about them, such as present address, employer, your notes, and more. 
• Addresses - List the address of the tenant, including co-tenant contact information.

Buildings and Unit Tracking
Buildings can be single family homes, mobile homes, storage units etc. You can easily set up your properties and units. You can combine different kinds of properties. For example, a single family home, storage units, and a commercial property and all be combined on the same software. Some things you can track include:

• Task Scheduler - Track a list of repairs, meetings, items to replace, etc.
• Mortgage Information - Keep details about mortgages held for each property.
• Insurance Information - Keep insurance information close at hand. Details of your policy, etc.

Income Tracking

• Payment Details - Record payments of cash, check or credit toward charges. Apply the payment transactions easily with one click.
• Expenses - Track expenses paid, categories, amounts, and more.
• Profit and Loss Reports - Print reports for any unit, building, all properties combined or for an owner.
• Invoices - Send Next Period Invoices to one or a select group of tenants.

Transactions screen

This is likely to be the screen used most often to enter all the transaction of your property investments, so it is designed to be as quick and easy to use as possible.

All receipts & payments can be entered using the same screen. No need to move between screens when entering data. Once the date of the transaction and the other details are entered you just press enter to save the transaction and move the cursor back to the date, ready for the next transaction.

Reminder System
Never miss a lease expiration again! Don't worry about searching for whose rent is late! You will be reminded of the following priorities:

• Late Rent - A list of tenants who have unpaid balances.
• To Do List - All incomplete work orders and entries form your task scheduler.
• Bill Tracker - All incomplete bills and entries form your bill tracker.
• Lease Expiration - A list of tenants whose leases will expire in 30, 60 and 90 days.

Organize Expenses
Expense Categories - Dr. Landlord expense categories are set up for you with Schedule E tax categories. You can change the categories and you can add sub-categories of other categories.

• Incomes- Quick and easy way to track income on your properties.
• Expense Reports - You can print expense reports that show the expenses divided into categories for any unit, building or owner. You could choose instead an expense report showing all expenses listed for any unit, building or owner. Expense reports can be printed on any date range.

 Checking Account Feature

Set up Multiple Checking Accounts - Set up as many accounts as you wish to track checking, savings and other accounts such as credit card accounts. Set up accounts for each building or owner if you wish. Or set up one account for a Property Management Company.

• Enter Payments and Debits- Keep a running balance of your checking accounts.

 Work Orders 

• Be Reminded of Outstanding Work Orders- Work Orders are tied to the Reminder System. As you add a work order, it will be added to the Reminder System. As you complete a work order it will be removed from your reminder system.
• Search for Work Orders- You can search for a work order by the property.

Contractor List - Keep track of your contractors. Search by contractor type (i.e. plumber).

Included with every version of Dr. Landlord Real Estate Management Software is the option to set up a security password system.   You can set up an administrator who has access to all of areas within Dr. Landlord The administrator will also have the ability to set up multiple users who may have limited access to specific functions or forms within the program.
